How working with me is different

If you've heard the horror stories — lowball offers, surprise price drops the day before closing, deals that fall apart at the closing table — those are the exact things I built this business not to do.

I make one offer based on what I see when I walk the property. I sign the contract myself. I close at the price we agreed on. Read on, or call me directly at (210) 951-0143.

The story

How I got started in 2009

I worked in banking before 2009. I watched the 2008 collapse from the inside and saw how rubber-stamped loans and pre-approvals squeezed sellers and buyers — while the people making those decisions never set foot on a property.

When I started doing this in 2009, I saw the same pattern playing out. Algorithmic offers on houses nobody had seen. Price drops the day before closing. Contracts assigned to whoever paid more.

I built this to do the opposite. Walk every house. Sign every offer myself. Stand behind the number across the closing table.

300+ closings later, every transaction is recorded under our company name in Bexar, Comal, Guadalupe, Kendall, Atascosa, and Medina counties. The paper trail is public.

What I actually do

How I work — every house, every time

I walk every property

No outside inspector, no photo-only offer, no sight-unseen quote. After 300+ houses, I trust my own eyes.

I sign every contract

No team-of-the-week, no rotating "case manager," no contract assignment without your written consent.

I show up at closing

Same person who walked the property is the same person across the closing table at Valero Title or Alamo Title.

I'll tell you if I'm not the right fit

After 300+ closings, I've had a lot of honest conversations with sellers. We go over your options together — and if I'm not the right fit, I'll point you toward what is.

How I price your house

I price what I can actually see

When I walk your property and price the roof, foundation, or HVAC, I'm not pulling numbers from a spreadsheet. I'm pricing what my crews would charge tomorrow.

I also own Roof Direct San Antonio (roofing across Bexar and surrounding counties) and Fire Damage House Buyer (cash-buyer brand specialized in fire-damaged properties). Same hands, same crews, same accountability. That's why I don't pad offers with phantom risk — I know what the work actually costs.

The commitment

My offer doesn't change.

I'm the inspector. I walk your property, I price the repairs, and I commit. No outside inspector to "find new issues," no renegotiation, no price drops between contract and closing.

The number you sign is the number you get.

Proof of funds — on request

If you want to see proof of funds before signing anything, ask. I'll provide a current statement on request. Earnest money is held at Valero Title or Alamo Title — established San Antonio title companies, not a personal account.

The Endless Project San Antonio — youth charity supporting San Antonio kids who can't afford extracurricular sports and activities

Off the clock

Family, sports, and the Endless Project

When I'm not walking properties, I'm with my 11-year-old daughter or watching baseball, basketball, and football. I support several charities, and one in particular: The Endless Project San Antonio, a youth-focused organization that helps kids without the financial means to participate in extracurricular sports and activities. If your family's been helped by them, mention it when we talk.
